The noise caused by the plumbing was horrendous. We had continual noise of rushing water whether it was from toilets/showers/baths, it carried on throughout our stay. It was so bad that we had to keep the noisy air conditioning machine on AND the television to try and disguise the noise.
We did go into other similar category hotels during our stay and found that they seemed to be better value
Sorry but it only deserves a two star rating.

On the internet Hotel was starred as 4* but on arrival was 3*.
2nd bedroom twin bedded room unable to get to second bed unless you climed over first bed.
access to dining room was via a curtain from kitchen. Two steps down from lift. No lock to secure left luggage just a sliding door. Unable to get coffee/drink after 11.00 pm, sent around the corner by receptionist.
Top Tip
St Marks square very busy, but having to queue to see churches/towers but they moved quickly. Most Restaurants gave a tourists menu which was quite reasonable.

The selection of meats at the breakfast buffet was limited, salami only. Other than that everything else was up to standard.
Top Tip
Dine where the locals eat.

ideally situated, just off saint marks square.
Top Tip
very expensive to eat in this area, as venice is such a compact city, good value restaurants were within walking distance.

I didnt know you could make a shower so small.
The address is deceiving, it is one block and a bridge over a canal from San Marco.
We spent 40 minutes trying to find the hotel as the directions given to us by a staff member was very vague AND we were standing in San Marco Square at the time.
Five guests that we know of asked for replacement rooms.
Smell in room, aircon not working, our room was so small we had to shuffle sideways between the bed and the dressing table against the wall. We had to move the dressing table along so we could find a place to put our suitcases as there was no room to place them on the floor.
We were moved to what we expected a room to be, we were in 308 and we were moved to 318.
The location was good.

The Hotel met our needs well. Good choice of continental breakfast. Bar or sit on tables just outside to people watch. 50m from St Marks Sq. Staff friendly. Plenty of bars and Resturants close by.
Top Tip
Good resturants near Rialto Bridge on the waterfront, a bit pricy but great location. Gondolas also pricy but do go on one, a trip worth experiencing, get cost and duration before you start.
