rooms were far too small, only 5 tables for breakfast leaving residents queing in reception for a free table
Top Tip
when staying in Venice try to find a hotel away from st marks area, try carneggio or san polo. better and cheaper restaurants, trattorias and bars

We were given a shoebox for a room - infested with fleas. The bedding was as old as Venice itself. I would strongly advise anyone other than an itinerant tramp to avoid this hovel. Only thing going for it is it's central location

The hotel is ideally situated near St Marks Square, the Opera House and the waterbus stop. The hotel has a wonderful old venetian atmosphere. However there is no lift and a number of bedrooms are up a steep flight of stairs so travellers need to be able to manage stairs without a problem.

This hotel is very nice and in an ideal location.
I read that the rooms were small but didn't expect them to be so tiny - 4ft6" bed up against a wall so only one of you could get out of bed.Not easy for 2 of you to get ready at the same time due to the narrow room. On departure we saw rooms that overlooked the canal which were much bigger but was told they were more expensive. We would have paid more but on booking the hotel, there was no option to upgrade.We would return again but ask for the larger room.
Top Tip
Across the courtyard, the hotel Europa Regina, had a fabulous bar to sit outside with a drink watching the world go by on the grand canal.

Our room was not big enough to swing the proverbial. I appreciate that the location was excellent and that maybe the other rooms (doubtless with a canal view) would have been better, but our room wouldn't have suited a battery hen. Having said that the location was superb and the staff more than helpful.

Take lots of money !!!
